When the Public REITs first entered the marketplace, the aura that surrounded their holdings was that it was a bunch of off-market deals being consummated in a smoke-filled room for pennies on the dollar.

I get a full "Spring Service" including changing out all HVAC Filters, Smoke Detector Batteries, Sprinkler System check and repair, and a complete inspection by a Professional Contractor for a cheap price. 

I also usually try to add language that if the main tenant or anchor tenant of the center leaves or goes dark or fails to operate that the other tenants can up and leave.  2) Regarding what to do with the space if and when they leave...There are the obvious solutions of demising the space and adding additional smaller tenants. 

It's a real dark horse right now.

She offered a refund, another unit she had that would be an upgrade, and even to pay for luxury hotel for one night while she arranged to have the unit completely cleaned overnight.The issue was the guys before us had smoked weed inside and it was strong, like someone was in there at that time doing it.  

I think I'm going to sell a few of them the next time they become available, I'm not really comfortable selling something with somebody in it because that means they could kicked out.Some of these places though that I've looked at have tripled in value since I purchase them which would certainly be nice to have since I have no undersupply of smoking hot rental deals.

Last year a tenant left out a cigarette (non smoking property) and the house burned down and I had to rebuild.

There is like dark color to them now.What materials and asthetics do you go with to avoid any remodeling?
