I live and invest in Brewerytown, I'm curious how you landed on this particular neighborhood from across the country?

@Seth C.IRA capital can be used to invest in real estate in the variety of ways: single family rentals, commercial, in the US and out of the country, you can invest in tax liens and deeds, you can do hard money (or private) lending out of your account to other investors, etc. etc.In order to do so you need a self-directed IRA.

There are investors from all over the country chiming in on this.  

In Memphis, we are a year or two behind in design compared to markets like California or NYC so if things are changing here on the high end, it will start dwindling down to the mid to low end across the country. 

I have a great deal of experience in the mortgage industry (although somewhat outdated currently) and am trying to figure out which path to take to get back into the RE industry.

Sounds like you are on the path to true financial independence!  

I hope to communicate and learn lessons from RE investors from all over the country.

The numbers indicate I can get better net cash flow and rate of return in that part of the country than in Seattle.

I am not sure how the country of California works.
