However I know I can push UP the sale price and cut the repairs to just what is needed.

So what kind of terms would I want to offer them (the purchase price would be around $105k) and what would I be looking at getting after the sale (how much of a discount will I sell it at)?

The turnkey operator your speaking with should tell you all of this or they are just looking to turn a quick buck from the sale and move on.We have about 500 properties in the portfolio.

I'm not a sue happy guy, I've had to go down road, but I'd be looking into it, or at the least any cost/losses caused by this comes directly out of his portion which would likely mean he gets nothing from the sale, and the rest of you take less of a haircut.

I will have a decent amount of proceeds from this sale and I would like to invest into a multifamily deal.  

The areas that have the most sales might want to be the place to be.  

One was a normal sale, and we put on offer on it that was accepted.

The only caution I would say is not on the insurance side but on the sales side, if I walked up to a property and saw a bunch of patches on a roof it would be a red flag to me.  

Also can work for a fixer where you can JV with the seller on a sales split of some kind after fixing it up.
