I've known architects in NYC that will review the plans and provide a stamp for a set fee and have no other involvement in the project.

Once they reviewed our rental criteria they decided to mover elsewhere.

Once you have an potential Tenant, you invite them to apply on TT and TT will collect a fee to do a background check (evictions, convictions, credit) for your review.  

Review the terms you agreed to in the contract with your brokerage. 

We may get there but to get our rental off the ground and start off with the right foot and hopefully positive reviews we want to work with a property manager.

@Brian Garlington I just reviewed a lease with the clause permitted reasons for eviction “such as non-payment of rent, breach of lease, damaging premises, drug or other illegal activity, disorderly conduct, rehabilitation of unit, landlord or relative occupancy.”In speaking with an agent he too was under the impression a buyer (landlord) could move into the unit they were purchasing, so I’m wondering if there were 4 owners could they all 4 move into a 4-plex and effectively require the tenants (on month to month leases) to move out?

The buyer reviewed property disclosure and thought he saw a date with this year on it of leases ending and signed it.
