I wouldn't assume they will cure anything, or that cleaning the carpet now will mean it is clean when they leave.  

If I get it sparkling clean quickly, attract a great pool, show it smoothly... 

And that's why I will work with them to clean up their credit and report their rental history to the credit bureau.

However, clean them out and fix them up.Now, I will not go into war zones,  I particularly don't feel that I should bring my gun with me to work or oversee a project, or my car will vanish within 30 seconds of parking it. 

Just some minimal clean up and shes ready to roll.

It is ok if things look dated, but make sure everything is safe, clean and operational.

The only property I have in the city is over 100 years old and even though it has brand new copper plumbing and electrical throughout, it still ends up having far more problems than my units that are newer builds just by nature of its age. 

The main street has cleaned up with a lot of remodeling going on.

The wife got jazzed on double-hung with tilt-in for cleaning both sides from within the room. 

That is, if an owner installs an electric register or gas unit, which is supposed to be used as a secondary heat source and it's used as a primary heat source in the dead of winter..
