But at the same time, Colorado College shut down in-person classes and we had a flood of interest.

One issue that is commonplace with commercial/residential combo properties - that has even resulted in lawsuits - is with the failure of the residential tenant to have the "peaceful use of the property" (the apartment) should the convenience store have late evening/all night hours, noise associated with operating it (car doors shutting, loitering/gathering, music), and the type of store signage (if lit, does it shine in apartment?). 

But now, my income is sporadic (Im a mortgage loan officer---got my license in 2020 when the pandemic hit and my bars were shut down--- in CA and business is pretty dry at the moment to say the least). 

Doctors can shut down the practice when they retire.

Then shut the conversation down. 

Some basic soap, sponges, toilet paper, maybe a potted plant plus a manual explaining where the shut-offs are located would pay dividends.

So my girlfriend and I bought a house back in 2020 right when the Covid shut downs began.
