My goal is to grow this to enough cash flow that my wife doesn't have to return to work and she can stay at home to raise our children. 

I gross $2860 a month, and we receive $361.40 a month in public assistance for our children.

I have owned a few hundred section 8 homes.. and you can take some serious ware and tear with those.. the adult children living at home ???

I understand that students don't take care of stuff; I have two children who just assume that money grows on trees and/or falls from the sky whenever they need it.

I would try to be respectful of the fact that this is his property where he probably has many positive memories with his children.

Certain applicants are high risk based only on their personal life situation, recently separated, young and first apartment, young couple living together for the first time, applicants coming from outside the area, self employed, single with young children etc.

For the parents they had passed in under 4 years and as a result found 3 disinterested parties willing to sign the affidavit, and then the children sign as affiants.I drafted the Affidavits and had the attorney review them, he had some minor comments back which I revised and then sent to the Title company for review.  

From what I was told that if I wanted the house I could purchase the lien but then I would need to open probate, have the courts establish her step children as heirs, and get them to quit claim the deed to me.  

I realize that 75% of the market prefers master downstairs in Texas and its mostly northerners and westerners who prefer master up.How do I target the population that want master up (families with young children) and ensure my house sells fast?

That process only took me about 2 months I know I'm slow my wife took longer to convince because it was our child and as most parents we hope the best for our children.
