It's super easy to get "shiny object syndrome" and be convinced that the next interview you hear is the way to go.

I always like to go back to my goals and objectives when things get tough.

It really depends on what your objectives are.

If they object for inspection with excuses like "privacy invasion" - tell them clearly either follow the lease or get out.

Those items in my experience have owners who will at least stop and be a little more objective to the requests.If you should have seen it, they almost always feel like you are trying to be slick.

The first objective should be to get them out and re-rented but after that I encourage you to file the suit on money due and send to collections. 

They could still achieve both of their objectives (selling the home and providing me with cash). 

Sure, some investors make sizable returns on land and other non-cash flowing real estate, but they also bear much higher risk in doing so.That said, for investments in my Solo 401K, appreciation (i.e. risk-adjusted IRR) is my primary investment objective, while I prioritize cash-on-cash returns in my non-retirement investments.

Identify experienced people in the industry locally who understand your investment objectives and have a history of working with the type of property you will be purchasing.
