I'm going to stop by the Chancery Clerk's office one day this week and grab the property card to see what is the county value and property taxes.

I've raised my security deposit requirement to 1.5x monthly rent so I'm covered for 1 month plus some damages if they don't pay last month, and also a cushion for those trying the Emotional Support Animal route to save on a pet deposit. 

Equity comes from improving the property, raising the rents, i.e., making it worth more than when you bought it.

Aim has good pricing, but if you read their reviews on Zillow etc it will definitely raise a flag.
