Make sure they do not burn off the corporate guarantee after 5 or 10 years into the base term.

I need sub floor, appliances, windows and small details, they even burned all the sinks with cigarettes.

One thing I want to add though is that going at it completely on your own and running yourself down with no time to yourself can burn you out.

From what I understand, even if you do the trust right, you would need to change the insured on the insurance policy; otherwise, the policy won't cover you if the house burns down.
