I think it is important to specify which of the two types of notes you are looking for; Non-performing or Performing.  

For entities that exist to preserve the value and lifestyle of a community, HOA's don't seem to give a damn that investors are rescuing an often neglected home with a non-performing account, and turning them into a quality place to live with a HOA fee paying homeowner.Are others around the country seeing these outrageous fees, and is there anything that we can do to combat this?

Richard Burke I have to agree with Wes Brand I have a property where the HOA allows is very restrictive on the exterior and they take fees when anyone buys and sells but they allow rentals and don't get involved with the specifics of my rental agreements.

This is such a great topic for me, I am brand new to the investing world and I wish more people would chime in and provide their experience/expertise.

My brother and I run a small performing 1st lien portfolio and are looking to broaden our contacts.

My realtor says I am not and If we issue a notice to perform we will not collect the deposit which doesn't make sense to me.
