It's well maintained, and updated, pool, smaller clubhouse, nice landscaping.

@Tom Keith the back yard holds water as well do to extra dirt and sand that was added for a pool which is no longer there.

Also, sounds like he wanted you out of "his" pool (wholesaling or re investing).Of course, I could be wrong. :)

This may also include exploring build of an addition (~150 sq ft) and ADU in the backyard (pre-fab?). 

It is on 33 acres and has a lot of features that make it attractive for assisted living including views of the Mississippi river valley, 33 acres of land with walking path, indoor pool, beautiful flower beds and landscaping.  

Did you buy it after you zoned on an investor-friendly area, or did you find a place you want to live first and then started investing in your backyard?

We are considering buying a house there and want to know of the plusses and minuses of operating there: tenant pool size and quality, administrative burden from the Borough, inspections.
