I guess that's always true...I spent some time last night looking at what was available for sale and the conclusion I came to was that the types of houses/deals I had been getting the past couple of years seem a LOT harder to find today.

For what it's worth here are my observations.........1- 80% of the information on investing in real estate being sold ranges from totally worthless to incorrect and or possibly illegal2- another 10% might work under some circumstances but either the recipient of the information needs a much more educated and experienced background than he is led to believe or the circumstances regarding the success of the method being sold are limited to a certain geographical area or a certain type of market3- the 10% of information that has value requires work, dedication, persistence, education to be used successfully.4- Certain types of individuals can self study utilizing free information available online and learn as much or more as any program or course will teach them5- most gurus are not currently successful using the methods they teach; they may have once been successful in a particular type of market or in a particular location, but they are not currently utilizing the method they teach successfully.

It's not like nothing sells at all in the winter, and hopefully your flip will be one of the best homes available anyway.

Its not that there are not homes in LA available, its that they are too expensive.

There are many deals still available in the US.

If only public sewer is available, the minimum lot area is 30,000sq/ft3.

On your flip if cash and HML is used then you are done with conventional when you are done refinancing your buy and holds.Don't know how bank lines of credit are available in your area but this is the best source of short-term capital if you have the equity.

There are other low income programs available and HUD has a lease-option program but it may be on a back burner now, but that has to go through your local Public Housing Authority or Section 8 Administrator.Do not use Sec 8 on your own to do any installment deals!

This allows the information to be readily available for each tenant.
