My leases automatically go month to month after the year (or 30 days notice if they plan to leave or if I want them to leave).

If your rental in SF, unless it was built after 1979, after the annual lease ends the tenancy automatically goes month to month.

I think it would be wise to require automatic monthly withdraws.
