If the repairs needed were really just a mechanical issue, and the time frame was not anyone's fault, I wouldn't do anything.

I would set up my auto pay at 2000.. you be surprised how quickly this knocks down your principal and saves interest over the long termalso if you think your house could go up some more keep in mind the tax free 500k for married couple is extremely valuable at retirement age.

You are required to provide heat so the property remains above a certain degree (can't remember - maybe 68), window and doors that operate, no cracks, holes, and safe mechanicals.

I use a pretty advanced workflow with this to filter prospective tenants by call group and auto-place them in different groups as they move from inquiry to showings to renters.

I agree it doesn't seem to really work well with STRs where you don't have a consistent monthly income amount - I pretty much just used my monthly average.Another problem I ran into - when it imported my bank transactions it asked me to select a category for a transfer I make from my checking to my savings (I put money aside for taxes etc on a recurring basis using an auto bank transfer).
