If you decide to sell the note later, is it structured in a way that will be attractive to another investor?

I would say if it a retirement-type community you wouldn't be attracting potential tenants with families anyways.  

Second part of this was if you pursued them did you do renovations to attract this or did they do Reno as needed to be conforming once they came on board?

When landlords list and show as soon as a tenant gives notice you have the ability to attract the best quality candidates and need never experience a vacancy. 

If it's a long term rental hold and you hope to attract long tenants who stay at least a year or more, it may be a good investment.  

Think about the average American and structures they live in as they age, generally...dorm or large apartment (college) --> fourplex or duplex (first job/20s-30s) --> town home (30s) --> single family home (30s/40s) The ideal most attractive housing for most people is the single family home.  

I also invest in class B housing in locations in which I can attract very good quality tenants, so I do not accept section 8.

Put a little description, and if you're good at it, throw some humor or something in the description to attract "likes and shares"...

A cracking foundation could lead to a lot more structural damage... so it is imperative you know the condition of the foundation.Also, be aware that a vacant building may attract vandals, thieves and squatters.
