New Rental- Install AC or not?

My wife and I just bought an investment property and it doesn't have AC. We are thinking about installing AC since a lot of renters ask for it and we feel it may be a good addition to the property in the long run. Any thoughts if we should pay for the investment in the addition of AC or pass on it?

You add the AC (any upgrade) if it generates a higher rent than without and that higher rent portion will pay to cover the cost of instillation in 2 years or less.
