@Tina Husted this is the nature of the hot market in so cal.

Naturally they want me to find them properties, they'll rehab them and then I'll be the listing agent to get it sold.

Is there an adequate heating system and insulation to live in the property during the winter months?

@Diane Tycangco, there really is no reserve "supposed to be amount", but I'd suspect that the reserve contribution needs to be north of $125/month (hard to say lacking adequate knowledge of the project).

Small talk is nice and natural but I spend a couple minutes explaining our application process and requirements then see if they have any questions before applying.

The home is cooled with window units and heated by the same window units/ceramic wall mounted natural gas heaters.  

Do I need 12-months of stabilized rents, 6-months or will the simple fact that rents are at the new rate be adequate to get a full value for the property?
