Your best resource to accomplish this feat is to study comps and have the ability (which is both science/math AND art) to adjust each sold comp accordingly to reflect the subject property.

This will give you a good idea of how much room you have to spare and if you can still accomplish X, while also accomplishing Y, but maybe not being able to accomplish Z at the same time to still get the value you are looking for.
