Condos = no yard maintenance; no pool maintenance; no building/roof maintenance, but you pay HOA monthly dues for themProperty taxes and insurance on condos are usually very affordable too. 

Even houses that have a garage apartment are renting for less as the tenant renting the house finds less value if the yard and parking has to be shared.Builders are now developing SFH rental communities as a way to hedge downturns in construction and capitalize on our year-over-year rental price increases.  

Mow their own yards every weekend when you could just hire a gardener?

This doesn't sound like code enforcement, it sounds like a building inspector or similar, it may be called something else in your area, but around here usually code enforcement is the people who call out weed infested yards. 

To be fair, as the old saying goes, "the harder I work, the luckier I get" as I was analyzing and touring A LOT of properties.Now, I'm looking to invest more "close to my back yard" but am struggling to find good deals.

They may not want to as if the deal falls through they are now left with an empty unit.BTW, don't assume that registered sex offender is any more dangerous than that nice senior citizen that likes to clean up the yard to make the place pretty for everyone.
