To answer your question I've never counted, but over the many years this seems to be something that pops up, along with missing furnaces, and missing hot water heaters. 

We have had some interested parties and a few applicants who have seemed to have since disappeared.My question being a first time investor, when is a good time to lower price and am I overreacting 2.5 weeks into this thing :)  Thank you in advance for you opinions!

A lot has changed since you posted this question 4 months ago. 

Given the above, it seems the question is as to whether the loan balance still falls under the decedent's estate as an unsecured debt (since there's no collateral) that has no bearing on the title  - or if it's secured under which the lender will refuse to terminate the UCC-1 filing until the loan is satisfied.
