Lease Options and 'Subject To' (terms) deals etc. are the way to go in 2017- 20ish, in my view... possibly longer???

I personally research a subject to death in order to educate myself, and then seek out professionals to validate, and keep me in legal compliance with any endeavor - whether personal or business. 

One obvious reason why people choose who they invest with is because they perceive the fund manager(s), executives to be subject matter experts.

@David Krulac   spot on about the bridge my bank forclosed on a developer over in Central Oregon and the final phase was subject to building a bridge..

We find the location and amenities most satisfactory (or some compliment).We would be willing to purchase your property under one of the following 3 scenarios:1)  All cash - ($lowest price) with no financing contingencies, but the right to inspect the property and subject to partners approval, closing by (date).2)  10%or whatever down-  with no contingencies, the balance carried with a note from you payable monthly at ($whatever) electronically every month.

Income from fix and flipping is ordinary income and is subject to self employment tax.  

Hoping someone has dealt with this issue before and may be able to offer some wisdom on the subject.
