Factor in a bump for FHA and a bump for Multi, should be 5.1-5.25% at best.Have you shopped around to regular residential mortgage brokers as well as your local bank?

When I was shopping for my house I ignored anything with pitched roofs because I wanted multiple roof top decks. 

there are all kinds of shops that will take you on.. really depends on what you want to do with the license.for me first 20 years or so I used the license to make money. last 20 I used it to represent myself in my own deals.

Based on what I have found online it seems like deposits in the state of Oklahoma are typically deposited into an escrow account that may or may not be interest bearing. 

So I basically am going to need to shop around for these loans that aren’t standard, but they exist.Right now I’m gathering the funds for a down payment for my first investment.  

The tenant in the store front is an inherited tenant with a consignment shop that doesn't do a ton of business and has trouble making the rent payments.

I would /have interviewed 2/3 lenders ( community banks not the national lenders as they have much more flexibility / also credit unions  are a great source ) and shop just like anything else.

I really want to tour the properties I already own as well as get to know some of the neighborhoods that I'm looking at online daily.
