My advice is that if you are the one screening the tenant and don't mind to come and change the occasional lightbulb, then section 8 could work for you.

In my area I'm finding most duplexes rent a bit below 1% as they are overpriced, with the occasional properties priced right to rent a bit over 1% (for example, one on the market now could get $1900 gross rents and is listed at $165k with new roof, ac, pipes, windows, etc). 2/2 rent is about $900-1050/mo and most duplexes are over $200k.
