Like BAy area and CA.. many who bought 3 to 5 years ago have seen 50% gains for 300 to 500k REAL equity.. as opposed to buying a cash flow home in the mid west that makes 200 month...

Living in the San Francisco bay area, it is impossible to even get a positive cash flow out of any property unless your down payment is more than most house prices across the country.

At least judging off of Craigslist ads, it seems like everyone in Sacramento is offering discounts on rents and security deposits to try to entice tenants.I'm a newbie in the Bay Area too, so take my opinion with a grain of salt.

I did what you just described 2 years ago in the Bay Area, bought in cash and the refinanced in less than a year.
