I work at a hospital and many of my coworkers are tenants who hold multiple jobs to support their material gain.

I really enjoy and have learned a ton listening to the podcasts, as well as gaining some inspiration!!

I want to be a real estate investor and gain as much knowledge as I can.

Just to begin gaining some kind of experience I plan to call the seller this eve to see if it's still available and to see if I can view it over the weekend.

It's starting to gain some attention, but seems to continue on with decent returns, rising rents and low vacancy.

If you've been self employed for the last two years and the income shows up as capital gains, that's still doable.

And yes I know to make money you have to spend money, I know.Im not saying I won't invest more, I just want to gain more knowledge in what I am investing in and make sure its more efficient.

I figure if I can start doing some work with real estate professionals in this capacity along with getting my license and practicing, I can gain more clarity and experience.Any advice?
