CAP Rates can be a beautiful thing, they allow an investor to get a quick comparison of properties without digging too deep into the deal.When using CAP rates on MHPs I want to give a few warnings because there are additional variables to consider.

If you're particularly interested in Class A neighborhoods, explore specific areas where market conditions might be more favorable for positive cash flow but be prepared for potentially higher costs and stricter regulations compared to B neighborhoods.

Additionally, I am looking to learn more about LLCs and weighing pros/cons. 

Explore other options like conventional investment loans or portfolio loans for potential multiple investments in the future.

I make this comment because a lot of our portfolio was in Chicago and every year we explore other markets to invest outside of Chicago.

I'm still thinking if this is the right move for me given the high property taxes there, hassles of out-of-state management, additional CA taxes, as opposed to simply investing in index funds (which might have more returns).

Make sure they list you as a lender on their homeowners insurance policy, and not as an additional insured.

Even with the additional maintenance expense we still drive a 66% better NOI than if the entire park was TOH.
