You can build outside self storage for around $30 to $40 per sq foot or do covered parking for RV's/Boats, etc. 

In most other cases, it's a non-event and is used responsibly by someone who just wants to protect a car or boat from the elements.  

My advice, don't rock the boat.

What was told me to (again, where I invest) is that you can find people that value the extra land, maybe there's an outbuilding for boat storage, etc. but those people are few and far between.
