I had inherited tenants where the kids took toothpaste and wrote on the walls with words and numbers and let it dry.

What is the normal charge per wash and dry?

Even plywood with hot/cold moist/dry cycles will warp in time.

Dry wall and carpet are being replaced so the 2 kids have to share a room.  

Repair wise do you think I need to rip out the saturated dry and wood floor?

Just always be cognizant they have the ability to hang-you out to dry it they so choose.... at the very least, you might consider holding the LoC with a different bank/credit union than where you will be placing the mortgage ;-)

Everytime he came down those stairs, we had more than enough warning to dry the thermometer, and put it back where he left it.

I don't have such clause for ceiling fans as it is usually not an item tenants "abuse" except the one time I got one coated in dried up BBQ sauce.Can you elaborate on the "professional inspection" aspect? 

It's raining a TON right now and they're looking for dry areas.
