What are some basics to consider in this and any hint/tips/links for more resources to look into or podcasts on this?

I am curious if most wholesalers are buying them (list source, yellow letter etc) pulling them from the MLS, pulling them from Zillow, probates, court, or making them yourselves via driving for dollars.

If it's uncontested and goes as smoothly as possible, this will take 5 to 8 weeks, depending on court scheduling and sheriff's scheduling. 

I'd be paying about $300 a month basically to live, and that's amazing, definitely for the short term to get my savings up.

Basically what I'm imagining is the Marketplace Properties for Sale page here on BP but instead of just forum posts with all the details in text content and images, a database with all of the fields searchable, and then you could do things like apply the BP calculators against the numbers on the properties so you could easily pull up and compare key metrics like cap rate, COC return, etc.

You can live in one, rent out the other three, and have good cash flow that would basically give you free rent. 

The house is 2700 sq ft. 2 story and relatively basic.

Went through the same logic,,, refinanced to a 15 year in 2004 and basically got back all the invested capital.

I've been to court twice and nobody is checking my math.
