Some allow a member that holds at least 25% of the entity to be a guarantor and they will be the only one with their credit pulled, while other want majority ownership to guarantee the loan, so in that case it would be both of you.

If the PM paid at least 1/3 of the cost I would probably accept that assuming they FULLY realize and accept their mistake allowing you to believe this will not happen again.

So as a compromise to the tenants comfort level I felt that rather than making them cold by me forcing them to keep it 10 degrees colder than they desire I will allow them to pay to keep it as hot as they want it.
