Hi, I’m in Honolulu, HI and halfway through the rehab of a condo/Air BnB the city inspector came out and is requiring a bunch of permits which our handyman hasn’t been able to get.

@Vina OkoThe good news is the color isn’t an indicator of the toxicity of a mold or mildewToxic molds can be a variety of colors and are a problem when the spores produce into the air and stop lungs from functioning.Most likely in a washer that is front loaded you are not dealing with something toxic.If you have a mold allergy use caution when cleaning.

Was caught without savings and had to replace the roof and add central air.

Find reasons to enter the property periodically (every 4-6 months) such as smoke detector checks or air filter replacements.

I'd go the vrbo/air bnb route and deal with their tax and permitting bs.

A few plants (hydrangeas are nice and grow well there) by the house, make sure you leave them far enough away from the house to allow them to get air flow and grow.Not sure if there is enough space to add shutters as the distance between the door and window looks tight.

As long as the roof looks good and the heating and air is working well, you should be ok.
