No cost for me (except they do take up to 5 days to post funds) and no cost to tenant (unless they pay by CC and cozy charges them.I was so tired of "the check is in the mail". 

Divorce, retirement, tired of landlording, a job move, better opportunities, tax issues, are just a few.  

To know if you have a real buyer or tire kicker ask for a bank statement in their name they have the funds to buy.

@Martin Shlakman and @Richard F. unfortunately I have a full time job that's very busy and I've been horrible at time management lately and didn't get a chance to go search for those stores and just gave in and bought everything new from Sears online, actually I was able to accomplish my goal of not passing a certain price point where I couldn't with anyone else, but I should have asked my plumber about appliances discounts, when you're stressed and tired and don't keep calm the simplest and obvious things are not that obvious!

Plus, I got tired of Uncle Sam bleeding me dry every tax year.  

Maybe send out some mail to tired landlords of small multi's and you'll possibly find a gem near you that you just haven't uncovered yet

We are tired of relying on others to donate and support orphanage projects. 

I had a few tire kickers but I received a call from a lady in San Francisco who owned 40 acres with no access in Northern California.  

I know everything is negotiable sometimes but I don't like to waste time kicking tires.

We bought the property from a tired landlord who was at the end of his rope dealing with the tenants he had in place which is why we were able to buy it at a good price.
