I've begun a list of appraisers not allowed on my properties, and will now begin having my own appraisals done to see if it helps me win against bad appraisers.

Replacing it wit a new one is my current strategy.

I was able to win the bid on the first one with 28 people bidding in 2022 and used Hard money.   

I still need to get some more information on what  investment strategy would work for me.

If so then it could be a solid brrr strategy.

Once you move out, you will need to determine the strategy for the STR, since you wouldn't be able to do it any longer.Hope this helps and good luck!

Also, consider your target market and investment strategy: if maximizing appeal and property value is key, cedar might be worth the investment.

Hi @Kimberly Arington, I respect the grind.My opinion is that rental arbitrage (the strategy that you are pursuing) is less effective today than it was just a couple of years ago.

Secondly, the language of the agrement is going to be highly dependent on the project type or investment strategy.
