What are somethings you can think of that can be leveraged to seem more appealing to a new investor in this type of scenario?

Since my husband and I both work full time we were thinking that a turnkey property sounded appealing to generate cash flow vs doing a flip or BRRRR but realize that those are typically LTR investments and we wouldn’t be getting our money back out quickly. 

High vacancy rates and high resident turnover are huge problems from many investors and some companies try and make themselves more appealing by overing a lower management fee.

It might make It more appealing to the next buyer though because of lower expenses.

The appraiser says that because they do not connect they will only take into account the sq ft of the main residence. upon appeal they assigned the ADU a value of $15,000.

Very minimal decor and also very neutral so it appeals to the widest possible tastes.
