Because it is a loan the person needs to be 'qualified' via the Safe Act.

Ideally, the loan is secured via a promissory note against the one of the properties.

What are the drawbacks of having tenants pay me via ACH directly from their bank account and not bothering with a third party software like Cozy?

One approach would be to decide on an asset class and market e.g. multifamily in central Florida, and then secondly decide on how to invest whether directly, via a syndicate, REIT etc.I have invested in a number of syndicated multifamily deals as a LP and GP so if you want any specific insights please feel free to DM me.

Do they pay the mortgage via your payments, Do you make the payments to the lender.. if the payments go to the seller how can you protect yourself in the event that the seller stops making the payments to the mortgage and you don't lose the property?

I have not looked deeply into these options.That being said, I plan to submit my own screening via RentPrep, but I want to collect the fee and submit the background check myself.
