Promissory Note Template need

Hey all!

So I have TWO properties under contract and need help with some financing. I have everything lined up to purchase the properties but need a little help with funding some rehabs. I have spoken to a few people about private money loans who are interested, which is great. Ideally, the loan is secured via a promissory note against the one of the properties. I’d like to offer a percentage, plus points on top. Does anyone have a template for this type of loan that I could share with the potential lenders to give them an idea of what that would look like?

Also, I’m thinking 10% with 1pt on top. Sound fair in this market?
