So, I am seeing comps for my type of house and area at about 900 to 1200. 

In terms of locations, I like the Vegas, salt lake, Cleveland, Indianapolis, Phoenix, Minneapolis type markets.  

Its a little big for me but its the type of loan I would do with private money but of course we would be more expensive and want an equity kicker.

Sounds like the type of land you are going after is going to be relatively small, thus a relatively small commission. 

Just like you can go from any type of real estate to any other type of real estate. 

Each custodian decides what type of assets they are willing to hold.

I can again put a macerating toilet type temporary arrangement , a kitchenette (hotplate, microwave, sink, toaster oven, fridge ) and make it a separate airbnb "entire house" ****The house was build in 1971.
