It's down to the studs and the sellers have done an excellent job gutting it and keeping it dry since Florence... 

If they're marketing it as a B/B+ area but there are lots of cars on cinder blocks, people hanging around during the day, or unkempt houses/lawns, then they're inflating the property class so they can charge more.Absolutely make the trip out to meet the team before pulling the trigger!

The home not paid off yet, I heard that putting it under an LLC controlled by a Trust as to not trigger the banks “due on sale” clause.

Deals have pretty much dried up around here but we're always looking...

The offer was a killer deal on a 3 unit multi family and it immediately triggered me to ask more.

During the winter our old boiler dries the basement out perfectly & our 1950's joists are solid & have absolutely no moisture issues like you mentioned.

I would like the inspection done on the foundation and right before dry-walls are put up to check the framing, wiring, etc. 

A lot of new syndicators spend tons of time seeking “whale” investors only to learn they are notorious for backing out or changing terms before closing so the deal no longer works, leaving the syndicator high and dry.
