@Charles Kimber okay if the tenant is month to month their current lease is less relevant assuming that it could rent for more, however $234k for Atlanta is getting into properties that generally don't make good rentals period, someone with more experience there correct me if I'm wrong but isn't the sweet spot something like $150k-$175k, so perhaps better to look at as a flip.

If it is already producing cash flow--I would go in, make any small improvements necessary, be sure rents are up to market, and cash flow that puppy for a bit while you decide your best course of action.

Well its been 6 months later and I am now in contract on a sweet 4plex and expect to close in 8 days. this will cash flow $700 a month now and once rents are increased in 60 day i will be at $980.
