It has worked well for me because I generally like to say " yes " to tenants when they ask for things .... so this gives me a chance to process their requests before making a decision.

Like we're calling tenants trying to get them to request maintenance!

They have not yet returned the written lease that I requested by January 5 and in that lease there are late fees provided.
