It is a measuring stick made up by people on BP who most likely buy complete junk in really crappy, non-appreciating markets where there are so few retail buyers the majority of houses are sold to out of state investors thinking they are getting a smoking deal because they only see .5 to 1% rent to value ratios in their own market.I'd go as far to say I have conspiracy theories it was developed by a few turnkey providers lurking on here to push their product.

So yes sometimes it no problem to wait 2 years to get a smoking deal.your team in Indy I know personally they are all quality people.. so congrats and here's to doing bigger deals as you grow your business.

For the most part they are looking at safety issues such as making sure all fire/smoke alarms and carbon monoxide detectors are functioning and interconnected where if one goes off so do the rest.  

@Brandon Brown  thanks for that reco - I'm going to check out that podcast@David Song good points - will run numbers taking closing/marketing costs into consideration, hadn't really factored that inOverall, I'm not seeing any smoking deals in Atlanta so I'm thinking to perhaps hold until we find something 1031 worthy - otherwise the tax hit makes selling costly.

get through the building projects in process... flip the big subdivisions I have tied up to Lennar or Horton.continue to shed debt. and FINALLY sell the last 3 rentals I have.. down from 350 LOL.. . continue to be the go to funder for my teams in the mid west allowing them to scale and become financially secure or whatever  financial secure means.get going on the court house steps teams I have created in certain mid west markets. ( very exicited about this niche).move to Vegas  end of this year get out of paying Oregon state income tax' which may no longer be a write off. continue my health regime have lost 40 plus pounds since last June.. maybe play some golf this year.. and continue the international travel that we enjoy.. next up Israel next week and Thailand and Singapore in Feb..

@Will Grabert - Austin's really smoking right now and it's higher than I've ever seen it. 

The latter have blowers & the dissipation of heat is amazing.When we had to upgrade our fire prevention systems (& add fire sprinkler heads) to meet new building codes, we were grandfathered in on some issues because we did not have forced air heat & vents that heat & smoke can travel through in case of fire.We have another property with a circa 2002 steam heat boiler system.

For a criminal to shoot or rob someone at a motel would not only be risky, but would totally prevent a clean getaway, as there is pretty much always a random guests who also happens to be smoking or walking outside who can see things.
