I would be inclined to not hold on to a cash flow negative property, I see our costs only going up. 

If you want me to give you a quote, I'd need to know the address, 1st lien details (type of loan, balance, interest rate), credit score, income/DTI details, and target LTV (can go up to 80% CLTV on the 4plex). 

Naturally your relinquished property must be sold before you can take title to the new property, but its a great way to make the process as smooth as possible.Even though the time frames can feel daunting I find that 95% of exchanges from my clients are successful.

Ensure it cash flows comfortably.Market & Location: Research local rental demand, property values, and any applicable LTR regulations to understand the area’s potential for long-term success.Future Potential: Consider if the property could appreciate or attract quality tenants over time, supporting stable cash flow and asset growth.This checklist should set you up for a solid LTR investment!

There are 100 different strategies and I don't think one is the best, each one comes with pros and cons.
