From what I am being told is that they are going to remove the lien on the 21 unit and move the lien to a different property the seller owns. 

You can't help it when the tenant allows someone else to move in that you didn't have the chance to screen.However, hopefully your lease allows you to evict for them having someone else move in that wasn't on the lease to begin with.

I increased the rent on the $600 to $850 and the other tenant moved.

The newer more renovated houses will continue to rise but I feel at some point mine will appear as an old dated house that somebody looks at and will want as a cheaper place to fix up and renovate.Other than this, I don't really enjoy the out-of-state investor aspect of relying on a property manager when this was always a hands on investment for me until I moved away.

I don't have it specifically in the lease, but I am thinking  for the next lease renewal or when she moves out and I would have it in the lease for the next tenant.

If you are willing to move and be a little uncomfortable for a few years, househacking would be the best way (in my opinion) to get in for low money down.
