Have you looked at the area and could do you have the saved capital to afford a 3.5% FHA loan with some of the prices of NH?

Every $100k in gain up to the limits, $250k (if single) or $500k (if married) will save you $15k in federal taxes and I’m guessing $5-10k in state taxes?  

It saves alot on paperwork, bills, etc by combining everythning on one policy,

I figured I could get experience, learn the market, and save money by doing my own deals by having it and I didn't know what I wanted to do for a career so here I am.

If they were staying for 2-4 years probably would not be worth much more to them. however, if this was a home they planned to keep for 10+ years I think there is a huge value here. so let's go with 13 year scenario:total savings would be approx. : $107,952 over the 13 years...

Not saying this info is wrong just looking for additional guidance and advice.

additionally sometimes the listings are just garbage, cell phone pics, or no pics, and limited info will easily make a listing sit.
