But I really think that it only takes one real estate cycle to turn someone into a multi-millionaire, as long as you know how to ride it. 

Never had an earthquake, hurricane, tornado, ridiculous hail storm. 

Other pillows are also still riding the ikat wave. lol. 

My 5-year-old likes to "ride" on cabinet doors and could destroy most cabinet hinges from IKEA, HD and Lowe's in a few weeks, if not days.

Now keep in mind you can get sued for a major issue  unrelated to your rental properties: Say you're playing golf and you pull off a 400 yard drive, the ball lands on this guy's head who's brother in law is a lawyer who's job is to wait for cases just like this one, well you're in for a ride.

We have had groups of couples and groups of guys to ride the bike trail, families, groups of older ladies...the demographic is pretty broad.

As opposed to them riding out the eviction process which may be longer and more costly at the end of the day.Best of luck

If it were me I would either save more money to get in a neighborhood that I feel safe in locally or purchase something within a 2-3 hour ride to where you are where the numbers work for you.
