Any construction still has to comply with the usual UDO regulations, notably setbacks, and do note that this change to the UDO does not go into force immediately.As has been pointed out here before, the Raleigh area has a very limited selection of multifamily properties.

I believe it is, but I did learn that estimates from the professionals vary greatly.Definitely know what the local regulations are for sprinkler systems/fire walls/smoke hatches as these add up fast.

Many realtors have mentioned the there are new laws and regulations for out of state investors and i have been reading up on them, but does anyone work in that area as a property mang. in that area who "really know" about new changes and is it "harder" to get the houses rented or is it still worth the time of the investor and the property mang.

Account Closed Always have exit paths available, it's great if it cash flows as an STR (on paper) but the true test is if it will still break even as a long term rental if you have to convert for some reason (COVID, STR regulations, etc.).

Even if additional regulations are passed statewide, the local government leadership should continue to be a bit more balanced.FWIW I spent a couple days in Spokane last week - I cumulatively walked or biked about 40 miles around various neighborhoods.

Because the highest ROI is about 1000 miles away from me where I own a number of properties that make a ton of moneyI tend to buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.
