Anyone know about the new laws for landlords in Centerpoint AL?

Hi there, I am new to out of state investing for cash flow homes and i am looking into the area of Center Point AL. Many realtors have mentioned the there are new laws and regulations for out of state investors and i have been reading up on them, but does anyone work in that area as a property mang. in that area who "really know" about new changes and is it "harder" to get the houses rented or is it still worth the time of the investor and the property mang. I would love to hear from anyone who could shine some light on this subject. Thank you.
