we get say 30 loans.. by the time we are paying off loan 24.. the final lots are all paid for.. bank feel more secure getting advanced payoffs and we get whopper proceeds checks on the last 6 houses.. :) 

If you're going to buy a SFH that you will occupy, BECU has a first time homebuyer grant program that requires you to put 1% down and they pay 2%, up to $6,500.

There are many low down owner occupied mortgage programs out there.

Hello I’ve recently got my first wholesale lead and I’m wondering if I had a deal hereIt’s a 4bd 2th 1700 sqft single family home in independence Missouri Owner owes 75k on mortgage, Zillow estimates the house to be worth 128k and the owner says it needs cosmetic work Is there room to make an offer here or is there more I need to do to make this make senseThanks in advance for any advice.
