How much experience do you have?

I was pretty happy with what proper provided and have had good experiences with them for other properties.  

Lastly, I would imagine that with all of the small business ownership involved, there's probably a local bank that already has a UCC filed and is unlikely to play ball with a private lender who's trying to realize their collateral.

And which parties should be involved assuming a lack of experience? 

Based off your first house hack, would you say that the deal you took was worth it in the end, maybe based off the experience or could you have found better? 

However, I have already found an opportunity I feel I can not pass up, even with as little knowledge and experience I have, and am looking for any and all advice and thoughts on my first move into real estate.A life long best friend of mine has been offered by a family member for $20,000 to own outright a 3.5 acre lot with a run down mobile home on it.

I have lots of general experience having owned several family homes over the past few years but no specific property investment experience.

Seems like a potential issue if I stop working with them in the future and lose all access to the listing completely.I currently manage an STR in my local market, but a property manager I spoke to insisted that they handle all the setup on the OTAs vs having the listing under my account and giving them cohost/PMS access.This is my first time dealing with a property manager so I was wondering what everyone's experience is like in this business relationship.Secondary question:As an experienced cohost, do you care if it's an old or brand-new listing?

Obviously this is an overall average but on the surface these numbers describe a typical West Philly, Olney/Ogontz, or cleaner North Philly deal, which from my experience make up a majority of the inventory available around that price point.What are everyone's thoughts on the health of the Philly market?
